He recommended a couple contractors, such as to replace the laminate flooring (and very reasonable and very good quality), he kept us informed, he worked closely with the other realtor. I even had to convey that the water heater igniter had failed and he communicated with the new owners before we moved, and we fixed it with their permission (we were in a rental situation for about 4 weeks right after Escrow closed - it was nice to have a couple hot showers before we left!!). Our second experience with Josh was equally impressive working with him! It was the family home and the house itself was in very sad shape but in a much desired area. We made great efforts to clean the place up, per several of his suggestions. In one case, he recommended a tow truck company to remove a couple very old vehicles to help clean the place up (also reasonable pricing for this removal exercise). He worked very closely with our Title and Escrow company, as this is was an "as-is" sale and he kept us in the 'loop' on ongoing efforts. I was able to call him and discuss several situations (like clean up efforts or fixing a few minor items or performing yard work, etc.) and always, he listened, provided excellent feedback and suggestions. He constantly went above and beyond in explaining everything to me and the new buyers. We had him check the mail, check the cameras and drive by, as we were not local. He sent out letters to the neighbors to let them know this house/property was coming up for sale, he met with several investors and performed numerous call and emails with prospective buyers. All in all, he is a great sounding board, excellent communicator and extremely knowledgeable, ethical and helpful!”
